MYTH:  "As a buyer, I only have enough money to pay my downpayment and closing costs.  If I see a FSBO I am interested in, I won't be able to have my agent represent me because I will not have enough money to pay them too."

REALITY:  I have been selling Owensboro, KY Homes for over 25 years and have never run across a seller who was not willing to pay my fee if I brought them a buyer. If you want your agent to represent you, tell your agent about any FSBO's you would like to view and have him make the initial contact.  This is important - your agent should be the one to make the first contact.

This kind of statement implies that the seller is pricing their home BELOW market, and in a FSBO sale will be giving some of their equity to the buyer. Come on! How many times in your life do you recall a complete stranger handing you $10,000+ ? The reality is that the seller is trying to cut his losses and keep as much equity as possible for himself and for his family. (only normal!) Your agent can pull comparable sales and assist you in determining if the FSBO is priced right for the market, and assist you in getting the best value. They will also help you through the home inspection process and ensure you are not buyng a "lemon".  In Kentucky, when a home sale involves a licensed real estate agent, the seller is asked to complete a Seller Property Condition Disclosure Form.  This is not the case when buying a FSBO.  Let your agent work for you and save you money in the long run!

Wonderful point Karen.  I always tell my clients how a great agent can save them tons through proper negotiations/disclosures/and market knowledge of what to look for along the way.  A truly invaluable resource that should not be overlooked.

Good public service blog Karen... I run into this regularly as well and while I have had a few Sellers not want to pay my commission, the buyer and I have a frank discussion in advance (while signing the Buyers Rep Agreement) and usually write it into the contract or adjust the bottom line... Thanks for putting this info out there :)
